The Department of Housing and Urban Development (HUD) approved a different concept in providing housing for the elderly; instead of apartments in high-rise buildings, the cluster homes are 3 or 4 apartment units attached together on-grade with easy access to the outside with individual entrances, mailboxes, etc.

RPMI designed the Eliza Bryant Cluster Homes for 44 family units in eleven structures clustered on the campus of Eliza Bryant Village, each containing four apartments of 540 square feet with a common entrance lobby, community utility room for laundry, trash disposal, hot water heaters and meters.  The Utility Room has direct access to the outside. The eleven buildings were dispersed over the site providing close proximity for easy communication among units and adequate space around each for garden, walks tree plantings, terraces and outdoor areas. 

Parking areas are carefully located on the perimeter with appropriate access for package delivery and the physically challenged. The Landscape Design is carefully between buildings, trees, shrubs and fences to develop a defensible space strategy.

All units were designed in accordance with the guidelines of the Fair Housing Act.
